I’ve talked with several people about why they should invest in real estate, specifically single family homes. One of the best ways to take advantage of this opportunity is when you are ready or need to move! A great way to easily transition into real estate investing. Just think about this, you already have a loan (usually at owner occupied rates), so you don’t have to put any money down!
The way I’ve described this to people is to look at it long term. The rent generated from the tenant can usually cover your expenses and mortgage, and some are cash flow positive from the beginning! So, think about this, you move out and are able to put a plan in place to pay off your home over the next 15 years. During that time, you rent your house at a break even mark (this is worst case scenario) – at the end of the 15 years, you have a house that is now paid off! What a great investment! This is how easy it can be.
